Manor House Development Trust is a charitable social enterprise based in the London Borough of Hackney. We deliver and help other organisations to deliver community services which are value for money and create lasting benefits. This approach allows the community to lead and determine its own future.

Your business model:

Our mission is to promote the long-term sustainability of community development. We do this through collaboration, sharing learning, being innovative and entrepreneurial. We believe our work, particularly around green industry, local employment and social enterprise has London-wide and national relevance. Therefore, we are replicating and scaling-up projects across London. Diversification is the key to a sustainable business. We have long-term partnerships with a number of organisations and after years of relationship-building, we recently secured grant income from 3 of these partners for 5 years. This is a relatively small proportion of our income. Most of our income comes from contracts with funders like the Big Lottery Fund, Ministry of Defence and Department for Energy and Climate Change to deliver community services. The third way we raise funds is by hiring out our community centre (which we have on a 20 year lease). We have a sliding scale of prices for different types of organisations, so that community groups, residents and social enterprises can afford to use the space. We gave £25,000 in subsidised venue hire last year. We are able to do this because we charge those more able to pay higher rates.

We believe our approach can bring value to other UK communities. Therefore, we are replicating and expanding our work beyond Hackney and are influencing decision-makers to adopt our approach.
